Water Heater Expansion Tank Pressure Guide
A thermal expansion tank protects your water heater and plumbing system from the pressure spikes that happen every time the water inside the tank heats up and expands. In a closed plumbing system — one with a check valve or pressure-reducing valve on the main supply — that expanding water has nowhere to go unless a properly charged expansion tank is installed to absorb it. Checking and maintaining that tank’s pre-charge pressure is one of the simplest water heater maintenance tasks a homeowner can do, and skipping it is one of the more common reasons water heaters fail early.
Why pressure matters. The expansion tank is really two chambers separated by a rubber diaphragm: one side holds compressed air, the other connects to your water line. The air side should be pre-charged to match your home’s static water pressure, typically 40 to 60 psi. When the air charge is correct, the diaphragm flexes to absorb expanding water and keeps system pressure from spiking past what your water heater’s temperature and pressure relief valve is rated to handle. When the air charge drops — which happens gradually as tanks age — the tank can no longer absorb that expansion, and pressure inside the water heater climbs instead.
How to check it. First, make sure the tank is isolated from water pressure: close the cold water supply valve to the water heater and open a hot water tap somewhere in the house to relieve pressure. Once the gauge on a tire-pressure tool reads accurately, check the Schrader valve on the air side of the expansion tank — it looks like a bicycle tire valve, usually on the bottom or side of the tank. Compare that reading to your home’s static water pressure, which you can measure with a hose-bib pressure gauge on an outdoor spigot. The two numbers should be within a few psi of each other.
What low pressure looks like. A tank with no air charge left will feel heavy and may have water sloshing inside it if you tip it slightly — that means the diaphragm has likely failed and the tank needs replacement, not just a recharge. A tank that still holds air but reads low can usually be brought back to the correct pressure with a standard bicycle or compressor pump; add air in small increments and recheck rather than pressurizing it in one shot.
When to replace instead of recharge. Expansion tanks typically last 5 to 10 years. If you’re topping off the same tank’s air charge every few months, or if a moisture check at the Schrader valve shows water instead of air, the diaphragm has failed and the tank should be replaced. Running a water heater without a working expansion tank on a closed system routinely triggers the temperature and pressure relief valve to weep or drip, which is often the first visible sign homeowners notice before the tank itself is inspected.
